Making Offers Creating Deals

Making offers and creating deals is one of the techniques I have learned.

I’m a real estate investor who specializes in finding the right deal for you. I have been investing  full time now for several years.  I have been through many seminars, trainings, coaching and investments groups throughout the area.

My first deal came shortly after one of my first seminars with the Robert Allen group which was a wholesale deal. I had a buyer from my job in LA area who was looking to purchase a home in Pittsburgh Kansas where her sister lived.  She had below average credit and her husband was even less.  I took this as an opportunity to try out what I had learned.  So I said that if I can get  your house and get you financed would you pay me a small fee?

Of course the series of doubt came out and the first thing said is how can you do that if no one else could.  So I replied the same thing: If I can get you what you want would you pay me a small fee?  So she call her husband and told him what I had proposed and then the fun began.

She had already found a couple places which had caught their eye and we just went down the list. The first couple properties just did notwork out with the deals we presented. But after persisting we found one that was very close to her sister and a pretty nice property. So I called up the listing agent  and got all the details needed for us to make an offer.

The property was listed at 80K and had been on the market for over 6 months. I had proposed an offer of 45K and with a little negotiation we came to an agreement.  The property was now under contract and now the financing was next.  Remembering that their credit scores were pretty low but I had a broker referred to me by my coach and she knew all about creative financing.  This broker is located in Utah and she makes the deal with the bank but the bank can’t fund the deal unless the property was at lease 50k and our offer was at 45k.

So we talked with the agent and arranged it with the seller to just add the extra 5 k to the contract and at close we would get that back.  So to cut a long story short I got the property for them at 50k and at close they got 5k back plus closing cost. I got paid 6k and in the end they got their house and made a couple thousand after everything was paid.

This started me on my little journey to being an investor. By the way I had never seen or even heard of Pittsburgh Kansas before this all took place. To this date they are living there and all I have seen is pictures but we still communicate once in awhile.

I have since then done several more wholesale deals and got a partner to witch we now own a few rental properties and a land deal.

Now in California the market is so that deals can be made  and I’m concentrating on the Orange Co area but I will look into a deal any where it is pliable.

Real Estate investing, I have found that by taking your time and looking around, deals will fall into place. I have gone as far as Hawaii to look at some deals and I have looked at deals in Oklahoma, Texas, Kansas and California. What I have learned from all the different speakers and investment clubs I have attended is that you can’t just set your sights on one thing or place. Until I have found the niche that really suits me. I  intend to look where ever the opportunity arises.
